What this database covers

This database tracks European institutional real-estate allocators — pension funds, insurance companies, and sovereign wealth funds that allocate capital to non-listed real estate on behalf of beneficiaries or their own balance sheet. Asset managers and fund-of-funds managers are recorded separately and excluded from the denominator counts.

Denominator sources

Each country’s denominator is derived from a regulatory register, not from a commercial database. This makes the counts citable and independently verifiable.

Coverage definition

An investor is marked covered if CapitaLand Investment’s capital-raising team (Bernhard Karas and colleagues) has any contact record in the CLI workbooks. “Covered” ≠ “committed” — it means a relationship exists or has existed.

Known limitations

  • SE denominator is unavailable (FI register is interactive-search-only; entity count not published). SE is excluded from the funnel chart denominator.
  • AP fund duplicates (AP1–AP3) exist in the database from a merge in August 2026. They are excluded from all visualizations pending a deduplication pass.
  • AUM figures are from 2022 databases (PERE/Preqin). They are indicative only and should not be cited externally.
